Design & Permitting

bullet

The application for the site construction permit is currently under review for code compliance at Seminole County.  The permit should be issued in late November.

The second rendering showing the entire campus should be completed today.  I should have the digital file the first of next week.

Construction

bullet

We have spoken with several potential contractors and will be sending out drawings for pricing next week.

bullet

I spoke with Angie Brown, the appraiser doing the work for Wachovia Bank.  She is very competent and has done numerous appraisals for me in the past.  I am putting the information together that she needs for the appraisal.

Marketing & Promotion

bullet

The signs will be installed on the property Saturday, November 1st or Monday, November 3rd, depending on when Seminole County issues the sign permits.

The first press release was published by the Orlando Sentinel on Wednesday, October 29th.  As I stated in my email yesterday, the press doesn’t like to be confused by facts.  We are receiving good feedback from the article.  Unfortunately, the Sentinel published the article early.  They had agreed to print it on Monday, November 3rd to coincide with the Orlando Business Journal and the Seminole Herald.

bullet

The final digital print ready tri-fold brochure has been delivered to Progressive Communications for printing.  The first direct mail will be sent the week of November 10th.

bullet

We are working on the layout for a print advertisement to run in the Orlando Business Journal (weekly); the Central Florida Business section of the Orlando Sentinel (Monday’s); and the Seminole Herald (bi-weekly).  We have subscribed to the Seminole Herald.

bullet

We have several good prospects for full 1-story buildings priced at $170.00 per square foot.  The net BOMA square footage on the 1-story buildings is 7,676 square feet.  One prospect is a successful real estate brokerage firm in the area.  The second prospect is a CPA firm located in Maitland Center that the principals are tired of fighting the I-4 traffic to and from work every day.

The Seminole County/Lake Mary Chamber of Commerce held their monthly “Business After Hours” last evening.  It was hosted by the Central Florida Regional Hospital located 10 minutes away in Sanford.  We obtained a directory, listing all physicians authorized to utilize the hospital (staff doctors).  A number of excellent contacts and leads were developed at the function.  Lake Mary Professional Campus is hosting the “Business After Hours” on Thursday, February 26, 2004, at the site.  If sales proceed as expected, hopefully we can coordinate this function on Thursday evening with a ground-breaking ceremony on Friday morning.

bullet

On Saturday evening, the Chamber is holding its annual “Fantasy Night” which is a formal dinner.  We are hosting a table of 10 at this function.  Last evening, we were informed that there will be in excess of 500 people attending.  This should prove to be an excellent venue for networking and generating a significant number of leads.

Charley Barley, David’s 32 year old son, has joined us and is working exclusively on the sale of Lake Mary Professional Campus.  Charley resigned from an excellent sales position with Rinker Materials to take this position and will be an excellent addition to the team.  The economics of leaving a secure and stable position only add to his enthusiasm and dedication.

We are maximizing our marketing efforts in November.  Historically, it is fairly slow between Thanksgiving and New Years.
